Redefining Retirement Living in North Auckland

Our proposed design for a luxury retirement village north of Auckland sets out a new kind of retirement living, on a stretch of coastal rural land. Rather than one large development, it's designed as a series of small, distinct clusters, each with its own character, linked by pedestrian-first streets and shared green space. Garages are tucked out of sight within each cluster, keeping the focus on wide, uninterrupted views across the surrounding parkland and wetlands.

The layout follows the natural grain of the land, restoring the site's waterways and coastal edges rather than building over them, and bringing residents within walking distance of communal amenity rather than relying on cars to get there. A single, defined entry point gives the whole development a clear sense of arrival.

It's a place built to draw people outdoors, not keep them inside: generous homes, real amenity, and genuine connection to both landscape and neighbours, at a human scale rather than an institutional one.
