First Light Studio is a New Zealand architecture practice experienced in community housing, social housing and multi-unit residential development. We work alongside Community Housing Providers, iwi and community organisations across Aotearoa, helping test sites, development yield, housing mix, planning constraints, buildability, cost and performance to establish a viable pathway from an opportunity through to completed homes.

Community housing designed for people and place
Community housing asks more of architecture than simply providing a roof overhead. Homes need to be efficient and affordable to build, durable and straightforward to maintain, while creating a genuine sense of belonging, identity and mana for the people who live there.
We work closely with Community Housing Providers, iwi and communities to understand what matters most. That might mean creating safer shared spaces, strengthening connections between neighbours, responding to cultural needs, providing flexibility for different whānau, or simply creating a home that feels warm, welcoming and distinctly its own.
We bring together thoughtful architecture, passive design and practical construction knowledge to find the right balance between quality, cost, buildability and long-term performance.

Community housing projects often begin with a question rather than a brief: what can this site realistically deliver?
Our role can start well before the architecture. We work alongside clients to test development opportunities, site capacity, housing yield and mix, planning constraints, cost, buildability and performance requirements. Bringing these considerations together early helps establish a clear and viable pathway before significant time and funding are committed.
As a project develops, we work closely with client teams, communities, consultants, quantity surveyors and contractors to navigate the competing demands of funding, planning, programme, construction and long-term operation.
From early feasibility and masterplanning through design, consenting, procurement and construction, we can support a project from initial opportunity through to completed homes.

Proven community housing experience
We have designed and delivered community housing with Dwell Housing Trust, Te Āhuru Mōwai and Central Pacific Collective, with projects across Wellington, Porirua and the Kāpiti Coast.
Our experience includes Our Whare Our Fale, an 18-home Pacific community housing development and shared fale in Eastern Porirua, alongside ongoing multi-unit housing projects with Te Āhuru Mōwai across Porirua and the Kāpiti Coast, and housing for Dwell Housing Trust in Lower Hutt.
These projects have given our team practical experience across development feasibility, masterplanning, multi-unit residential design, consenting, Homestar, procurement and construction.

Performance, certified in-house
First Light Studio has certified Homestar Designers and Assessors within our team, allowing us to design community and multi-unit housing to a Homestar target with performance considered from the outset.
Designing to the rating from concept, rather than assessing it after the design is substantially complete, helps protect the certification outcome, design quality and project budget while reducing the risk of costly changes later.
Where a project calls for a higher level of performance, our experience also extends to certified Passive House design.
