First Light Studio is a New Zealand architecture practice experienced in community housing, social housing and multi-unit residential development. We work alongside Community Housing Providers, iwi and community organisations across Aotearoa, helping test sites, development yield, housing mix, planning constraints, buildability, cost and performance to establish a viable pathway from an opportunity through to completed homes.

Community housing asks more of architecture than simply providing a roof overhead. Homes need to be efficient and affordable to build, durable and straightforward to maintain, while also creating a genuine sense of belonging, identity and mana for the people who live there.

Proven community housing experience

First Light Studio has designed and delivered community housing projects for Dwell Housing Trust, Te Āhuru Mōwai and Central Pacific Collective, with projects across Wellington, Porirua and the Kāpiti Coast.

Our experience includes Our Whare Our Fale, an 18-home Pacific community housing development and shared fale in Eastern Porirua; Tuki, a 10-home development for Te Āhuru Mōwai in Western Porirua; Whanga for Te Āhuru Mōwai; and Bell Road for Dwell Housing Trust.

This work gives our team practical experience across feasibility, masterplanning, multi-unit residential design, resource and building consent, Homestar, procurement and construction.

From site opportunity to completed homes: Community housing projects often begin with a question rather than a brief: What can this site realistically deliver?

We work with Community Housing Providers from the earliest stages to test development opportunities and establish a clear pathway forward. This can include site feasibility, development capacity and yield studies, housing mix, masterplanning, planning strategy, early cost testing, Homestar targets, consultant coordination and procurement strategy.

By considering design, planning, cost, buildability and long-term performance together from the outset, we help clients make informed development decisions before committing significant time and funding.

Performance, certified in-house

First Light Studio has certified Homestar Designers and Assessors within our team, allowing Homestar requirements to inform the architecture from the beginning rather than being assessed after the design is substantially complete.

Homestar is the New Zealand Green Building Council's rating tool for healthy, efficient homes, and increasingly the benchmark that councils, Kāinga Ora and lenders expect of multi-unit development.

Where a project calls for more, we work with other professionals to design certified Passive Houses.
