Nestled between the moana (ocean) and maunga (mountains) on the Kāpiti Coast, the Beach Rd Townhouses reimagine coastal living in Paekākāriki through a distinctly Aotearoa lens. Designed by First Light Studio for Te Āhuru Mōwai, the ten-townhouse development combines contemporary coastal architecture with Māori design principles, celebrating community, connection, and the natural landscape.

The project comprises four three-bedroom, four two-bedroom, and two single-level kaumātua homes, each with private decks, car parking, and shared access to a community garden. Together, these homes form a compact, sustainable neighbourhood that fosters whanaungatanga (connection) and a strong sense of belonging.

The design draws inspiration from the harakeke (flax) that flourishes along the Kāpiti Coast, expressed through woven raranga patterns integrated into the façade. Corrugated metal cladding reinterprets the tukutuku panels of the Ngāti Toa marae, embedding cultural narrative into the architecture. Weathered timber and soft, natural tones reflect the coastal environment, while vibrant accents capture the energy of the local community.

Elevated living spaces frame views of the moana and maunga, optimising sunlight, privacy, and connection to the outdoors. Three distinct roof forms, echoing the wharenui (meeting house), gather residents under one roof, creating a contemporary expression of unity and shared identity. The Beach Rd Townhouses mark a new chapter for coastal living in Paekākāriki: a place where architecture, culture, and community are beautifully woven together.
